Boiler Maintenance in Colorado Springs

What an Annual Boiler Tune-Up Catches Before Winter

Boiler maintenance is a once-a-year visit that checks combustion, pressure, venting and safety controls before the heating season puts the system under load. If your boiler ran last winter without a service, it is due now, and the first cold snap is the worst time to find out why. A tune-up takes about an hour, and most of what we find is small and cheap to correct on the spot.

Hot water boilers run thousands of hours each winter and give very little warning before a part gives up. The service visit exists to find that part first.

Signs Your Boiler Is Overdue

  • Radiators or baseboards heat unevenly, or the far end of the loop stays cool.
  • The burner cycles on and off more often than it used to.
  • Pressure on the gauge drifts above or below where it sat last year.
  • Gurgling, kettling or a sharp bang when the burner lights.
  • Water under the relief valve or around the circulator.
  • More than twelve months since anyone opened the burner compartment.

Any one of these is a reason to schedule boiler maintenance.

What We Check on Every Visit

Our boiler maintenance visit follows the same list on every unit, from a cast iron atmospheric boiler to a wall-hung condensing model. We clean the burners and heat exchanger, inspect the flue and draft, test the low water cutoff, relief valve and ignition safety, and check the expansion tank charge. Then we run a full call for heat and watch pressure and temperature respond.

The last step is a combustion analysis with a digital analyzer, not a visual on the flame. It is the step most often skipped on a cheap tune-up, and we leave the readings with you so next year has a baseline.

Why Altitude Changes the Combustion Check

Gas appliances are rated at sea level, and the National Fuel Gas Code requires the input rating to be reduced 4 percent for every 1,000 feet of elevation once a unit is installed above 2,000 feet. At roughly 6,000 feet, that is about a 24 percent reduction, which is why a boiler set up for Denver or shipped with factory orifices can run rich here. Weil-McLain lays out the rule in its high altitude addendum for its own boilers, and every manufacturer we service has an equivalent.

A rich-burning boiler wastes fuel, soots the heat exchanger and raises carbon monoxide in the flue. Our boiler tune-up includes the altitude adjustment and a before-and-after analyzer reading so the correction is documented, not assumed.

Before You Call

Have the boiler brand and approximate age, the date of the last service, and a photo of the rating plate and pressure gauge. If the unit has a display, note any code it has shown in the last month. That lets us bring the right gaskets and orifices on the first trip.

If the boiler is not heating at all, that is a repair call rather than a service visit, and our boiler repair and replacement page explains how we handle it. Furnace, heat pump and radiant questions are covered under heating services.
